HOA & Apartment Complex Washing in Southern California
Multi-unit property cleaning to maintain curb appeal across all buildings. Serving Riverside, Orange, San Bernardino, San Diego and Los Angeles counties. Free estimates: (951) 581-6066.
HOA boards and apartment managers have to keep dozens of buildings, walkways and shared amenities looking consistent, often on a fixed budget and with residents home all day. We clean multi-unit properties in planned phases so the whole community looks uniform when we leave.
How we do it
We start with a walkthrough with the manager or a board member, map the buildings and common areas, and agree on a phase schedule. Resident notices go out before each phase so cars, doormats and patio items can be moved. Building walls get a soft wash, concrete gets surface cleaning, and stairwells, mailbox areas and pool decks are rinsed so nothing is left half done. We keep a running list of anything we notice along the way, like loose gutters, damaged railings or failing paint, and pass it to the manager.
Surfaces we clean
Stucco and siding on every building, stairwells and landings, breezeways, carports, mailbox kiosks, pool decks, clubhouses, monument signs, trash enclosures and community sidewalks.
What it removes
Dirt and cobwebs on walls and eaves, algae on shaded stairs, hard water stains from sprinklers, pet stains and gum on walkways, and odor and grime in trash enclosures.
Homes or businesses
This service is for HOAs, apartment complexes, condo associations and senior communities. Homeowners inside an HOA can still book their own house wash or driveway cleaning, and we can follow the scope the HOA has approved.
Frequently asked questions
Do you notify residents?
We provide the schedule and the wording for resident notices so the manager can send them through the usual channel before each phase.
Can the work be phased over several days or months?
Yes. Large communities are usually split by building or section, and some HOAs spread the work across their budget year.
What about cars parked in carports?
Carports are scheduled for days when residents can move their vehicles. Anything left in place is worked around and protected from overspray.
Can you set up a recurring schedule?
Yes. Many communities pair a yearly building wash with more frequent common area cleaning through a recurring maintenance program.
