Office parks, warehouses, medical buildings and industrial facilities collect a film of dust, exhaust, cobwebs and water staining that makes a well run property look neglected. A commercial building wash takes the exterior back to its real color, from the parapet down to the planters, without getting in the way of tenants.
How we do it
Every building starts with a walkthrough. We note the wall materials, window systems, signage, landscaping, drain locations and the hours your tenants are on site. Painted stucco, EIFS and older paint get a low pressure soft wash: a cleaning solution is applied, given time to work, then rinsed at a pressure that will not etch or chalk the finish. Bare concrete, tilt-up panels and split-face block can take more pressure where it is safe. Glass, doors and signs are rinsed as we go so solution never dries on them. California does not allow wash water in storm drains, so where the water goes is part of the plan before work starts.

What it removes
Dust and red dirt, exhaust film, spider webs and nests, bird droppings, mildew on shaded walls, hard water spotting from sprinklers, and rust runoff below fixtures.

Frequently asked questions
Will the work disrupt tenants or customers?
We schedule around your hours. Early morning, evening and weekend starts are common for occupied buildings, and we work in sections so entrances stay open.
Do you clean windows as part of a building wash?
Glass is rinsed so cleaning solution does not dry on it, and most windows come out cleaner. Detailed, streak free window cleaning is a separate job, so mention it in your request if you need it.
How often should a commercial building be washed?
It depends on traffic, landscaping and nearby construction. Many properties do a full wash once a year with more frequent cleaning of entries and walkways. We recommend a schedule after we see the site.
Can you give an estimate without a site visit?
Photos and an address are often enough to start. Larger or multi-building properties usually get a free walkthrough before the final quote.
